NOTICE OF TAX SALE, REDEMPTION PERIOD RIGHTS AND DATE OF APPLICATION FOR TAX DEED

To:  Richard A. Chavers, James T. Tanner and Any Person with a substantial interest in the following described Real Estate located in Brown County, Indiana, identified as Parcel No. 003-15910-00 or Key Number/Property ID No. 07-08-17-200-100.000-004, to wit: Legal Description: The Northeast Quarter of the Northeast Quarter of Section 17, Township 9 North, Range 4 East, in Brown County, Indiana, except 5 acres off the West side thereof.

Common Address: Georgetowne Road, Freetown Indiana 47235. Notice is hereby given that on October 14, 2010, Melissa A. Tincher purchased the afore-described Real Estate at a Public Auction Tax Sale held by the Brown County, Indiana Treasurer, for the total sum of Thirty-one Thousand and 00/100 Dollars ($31,000.00), and was issued a Tax Sale Certificate from the Brown County Auditor under IC 6-1.1-24.  The lien on the parcel of real property was acquired through Joe Wray, Brown County Treasurer, for the non-payment of real estate taxes by or on behalf of the titled owner, and has not been redeemed, and the owner or any other person or entity with a substantial interest of public record in said Real Estate is entitled to redeem the parcel of real property prior to October 14, 2011. The amount required to redeem the parcel, includes payment to the purchaser or the purchaser’s successors or assignees of (1) one hundred and ten percent (110%) of the purchase price paid by Melissa A. Tincher  from the date of sale to the date of redemption, (2) reimbursement for additional taxes or special assessments on the parcel of real estate paid by the purchaser or the purchaser’s successors or assignees subsequent to the tax sale and before redemption, and (3) reimbursement for costs as provided for under IC 6-1.1-25-2, including costs of updating and examining the title, costs of notice and the publication thereof, filing fees paid, attorneys fees and ten percent (10%) interest per annum on any taxes and Special Assessments paid.  If the property is not redeemed, the owner of record at the time the Tax Deed is issued may have a right to the tax sale surplus, if any.  The total amount of money required for the redemption of the parcel of real property is set forth under IC 6-1.1-25-2.  You may contact the Brown County Auditor for the exact amount required for redemption, or for further information regarding this sale under Tax Sale No. 7A370 . The purchaser or purchaser’s successors or assignees are entitled to receive a Tax Deed for the parcel of real estate if it is not redeemed on or before the expiration date of October 14, 2011, pursuant to the provisions of IC 6-1.1-25-4.6.  A Petition for Tax Deed will be filed by or on behalf of the purchaser or the purchaser’s successors or assignees on or after October 14, 2011, and will be issued on or after October 14, 2011.
