NOTICE OF SHERIFF’S SALE

By virtue of a certified copy of a decree to me directed from the Clerk of Brown Circuit Court of Brown County, Indiana, in Cause No. 07C01-1003-MF-0167 wherein PNC Mortgage, a division of PNC Bank, N.A., f/k/a National City Mortgage, a division of National City Bank, was Plaintiff, and Terry A. West and Prime Mortgage USA, Inc. were Defendants, required me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 14th day of July, 2011, at the hour of 10:00 a.m., or as soon thereafter as is possible, at Brown County Jail, at 55 State Rd 46 East, Nashville, IN 47448, the fee simple of the whole body of Real Estate in Brown County, Indiana.

A part of the Southeast quarter of the Southeast quarter of Section 25, Township 9 North, Range 3 East, Brown County, Indiana, more particularly described as follows: Commencing at the Southeast corner of the Southeast quarter of the Southeast quarter of Section 25, Township 9 North, Range 3 East; thence running West 80 rods to the Southwest corner of said quarter quarter; thence North on the quarter quarter section line to a point in the Mt. Liberty Creek; thence following said Mt. Liberty Creek in an Easterly direction to the East line of said quarter quarter section; thence South to the place of beginning, containing 15 acres, more or less; Excepting therefrom: a part of the Southeast quarter of the Southeast quarter of Section 25, Township 9 North, Range 3 East, Brown County, Indiana, described as follows: Beginning at the Southwest corner of the Southeast quarter of the Southeast quarter of Section 25, Township 9 North, Range 3 East; thence North 87 degrees 15 minutes 30 seconds East 569.11 feet; thence North 4 degrees 22 minutes East 181.82 feet; thence North 19 degrees 4 minutes West 153.88 feet; thence North 59 degrees 4 minutes West 609.20 feet; thence South 0 degrees 49 minutes West 667.20 feet to the point of beginning, containing 6.31 acres, more or less; Leaving herein described 8.69 acres, more or less. Parcel No. II: A 30-foot wide casement for ingress and egress over the land of William B. and Mildred J. Doty, husband and wife, (Deed Record No. 114, page 456, office of the Recorder of Brown County, Indiana) located in the Southeast quarter of the Southeast quarter of Section 25, Township 9 North, Range 3 East, Washington Township, Brown County, Indiana, the centerline of which is described as follows: Beginning North 87 degrees 15 minutes 30 seconds East 569.11 feet, North 04 degrees 22 minutes East 181.82 feet, and North 19 degrees 04 minutes West 22.0 feet from the Southwest corner of the Southeast quarter of the Southeast quarter; thence South 82 degrees 54 minutes West 27.6 feet to the center of the County Road. The side lines of said 30-foot wide easement are to extended or shortened to meet at angle points and to terminate in the East boundary of said Doty. More commonly known as 444 Mount Liberty Rd, Nashville, IN 47448-9023 Parcel No. 07-07-25-400-205.000-004 Together with rents, issues, income, and profits thereof, said sale will be made without relief from valuation or appraisement laws.
