NOTICE OF SHERIFF’S SALE

NOTICE OF SHERIFF’S SALE
By virtue of a certifi ed copy of a decree to me
directed from the Clerk of Brown Circuit Court
of Brown County, Indiana, in Cause No. 07C01-
0811-MF-0660 wherein Citibank, N.A., as Trustee
for First Franklin Mortgage Loan Trust, Mortgage
Loan Asset-Backed Certifi cates, Series 2005-FF12
was Plaintiff, and Dean Kraner, Ora Kraner, First
Franklin Financial Corporation and State of Indiana
were Defendants, required me to make the
sum as provided for in said Decree with interest
and cost, I will expose at public sale to the highest
bidder, on the 6th day of January, 2010, at the
hour of 10:00 a.m., or as soon thereafter as is possible,
at 55 State Rd 46 East, Nashville, IN 47448,
the fee simple of the whole body of Real Estate
in Brown County, Indiana. A part of the north half
of the northeast quarter of section 25 township 9
north, range 2 east, lying in Washington Township,
Brown County, Indiana, and described as follows:
beginning at a 5/8 inch rebar found on the
southeasterly right of way line of State Road No.
46, said rebar bears north a distance of 424.7 feet
and west a distance of 975.2 feet from a 5/8 inch
rebar marking the southeast corner of the aforesaid
north half; thence north 89 degrees 21 minutes east
(bearing taken from previous survey) a distance of
536.0 feet to an iron pipe found; thence north 08
degrees 11 minutes west a distance of 151.0 feet
to an iron pipe found; thence north 71 degrees 57
minutes west a distance of 361.3 feet (354.0 feet
by previous deeds) to a 5/8 inch rebar set on the
aforesaid right of way line; thence southwesterly
along said right of way line 317.4 feet to the point
of beginning, containing 2.2 acres, more or less.
Except therefrom the following three parcels: beginning
at a 5/8 inch rebar found on the southeasterly
right of way line of State Road No. 46 said
rebar bears north a distance of 424.7 feet and west
a distance of 975.2 feet from a 5/8 inch rebar marking
the southeast corner of the aforesaid north half;
thence north 89 degrees 21 minutes east (bearing
taken from previous survey) a distance of 536.0
feet to an iron pipe found; thence north 88 degrees
13 minutes west a distance of 516.4 feet to a point
on the aforesaid southeasterly right of way line of
said State Road; thence southwesterly 29.6 feet to
the point of beginning. Beginning at the east corner
of the last described tract; thence north 09 degrees
46 minutes east a distance of 107.9 feet to a point;
thence north 67 degrees 21 minutes west a distance
of 38.8 feet to a point; thence south 08 degrees 11
minutes east a distance of 122.5 feet to the point
of beginning. Beginning at the northwest corner of
the last described tract; thence north 08 degrees 11
minutes west a distance of 28.5 feet to an iron pipe
found; thence north 71 degrees 57 minutes west a
distance of 305.0 feet to an iron pipe found; thence
south 67 degrees 21 minutes east distance of 318.6
feet to the point of beginning. Containing in all 3
tracts 0.3 acres, more or less. Also: a part of the
north half of the northeast quarter of section 25,
township 9 north, range 2 east, lying in Washington
Township, Brown County, Indiana, described as
follows: Beginning at a 5/8 inch rebar found on the
southeasterly right of way of line of State Road No.
46, said rebar bears north a distance of 424.7 feet

to a point; thence south 08 degrees 11 minutes east
a distance of 122.5 feet to the point of beginning.
Also a part of the north half of the northeast quarter
of section 25, township 9 north, range 2 east, lying
in Washington Township, Brown County, Indiana,

an iron pipe found; thence north 71 degrees 57
minutes west a distance of 305.0 feet to an iron

Containing in all three tracts 0.3 acre, more
or less. More commonly known as 385 State Road
46 W, Nashville, IN 47448-9252. Parcel No. 003-
05430-01. Together with rents, issues, income, and
profi ts thereof, said sale will be made without relief
from valuation or appraisement laws.
