NOTICE OF SHERIFF’S SALE
TO THE OWNERS OF THE WITHIN DESCRIBED
REAL ESTATE AND ALL INTERESTED
PARTIES
By virtue of a certified copy of a decree to me directed
from the Clerk of Circuit Court of Brown
County, Indiana, in Cause No. 07C01-0807-MF-
0403 wherein Lincoln Bank, Successor by Merger
to First Bank was Plaintiff, and Twin Oaks Limited
Partnership, Douglas L. Bowman, Diane M.
Bowman, Arthur Bowman and Angeline Bowman
were Defendants, requiring me to make the sum as
provided for in said Decree with interest and cost,
I will expose at public sale to the highest bidder,
on the 6th day of January, 2010, at 10:00 a.m. of
said day, at the Brown County Sheriff’s Offi ce, 55
State Rd 46 East, Nashville, IN, the fee simple of
the whole body of Real Estate in Brown County,
Indiana: Exhibit “A”: Parcel No. I: The Southeast
quarter of the Southeast quarter of Section
33, Township 8 North, Range 3 East, containing
40 acres, more or less. Parcel No. II: A Perpetual,
Non-Exclusive Easement for ingress, egress and
utilities 40-feet in width, located in a part of the
Southwest quarter of the Southeast quarter of
Section 33, Township 8 North, Range 3 East, Van
Buren Township, Brown County, Indiana, the centerline
of which is described as follows: Beginning
in the center of an existing road in East line of the
Southwest quarter of the Southeast quarter of Section
33, South 00 degrees 45 minutes East 938.4
feet from the Northeast corner of said Southwest
quarter of the Southeast quarter; thence South
67 degrees 32 minutes West 101.7 feet; thence
South 71 degrees 27 minutes West 161.2 feet;
thence South 79 degrees 04 minutes West 92.4
feet; thence South 87 degrees 53 minutes West
123.8 feet; thence South 84 degrees 02 minutes
West 128.2 feet; thence North 85 degrees 36 minutes
West 86.8 feet; thence South 77 degrees 41
minutes West 69.3 feet to the center of Mt. Nebo
County Road. The sidelines of said 40-foot wide
easement are to be extended or shortened to meet
at angle points and to terminate in the East line
of said Southwest quarter of the Southeast quarter
and in the center of said County Road. Commonly
known as: 7939 Mt. Nebo Road, Columbus, IN
47201. Parcel Number 002-02300-00; together
with rents, issues, income, and profi ts thereof, said
sale will be made without relief from valuation or
appraisement laws.
