NOTICE OF SHERIFF’S SALE OF REAL ESTATE
By virtue of an Order of Sale, directed to me from
the Clerk of the Brown Circuit Court and pursuant
to a Judgment of Foreclosure entered on May
5, 2009, I will expose to public sale to the highest
bidder for cash in hand, at the offi ce of the Sheriff
of Brown County, in Brown County, Indiana,
located at 55 State Road 46E, Nashville, Indiana
47448 on January 6, 2010 at 10:00 a.m. Local
Time, the fee simple title together with the rents,
profi ts, issues and income or so much thereof as
may be suffi cient to satisfy said judgment, interest,
costs and accruing costs of the following
described real estate located in Brown County,
Indiana, to-wit: Part of the Northeast Quarter of
the Southeast Quarter of Section 16, Township 9
North, Range 4 East, lying in Washington Township,
Brown County, Indiana, and more particularly
described as follows: Commencing at a found
pipe in the intersection of Nelson Ridge Road and
Georgetown Road marking the Northwest corner
of said quarter quarter; thence South 00 degrees
55 minutes 45 seconds East (an assumed bearing)
along the West line of said quarter quarter
and said Nelson Ridge Road a distance of 586.75
feet to a “Survey” marker set this survey at the
point of beginning; thence North 88 degrees 45
minutes 19 seconds East a distance of 563.26 feet
to a 5/8 inch x 30 inch rebar and cap set this survey;
thence South 00 degrees 55 minutes 45 seconds
East a distance of 386.91 feet to a 5/8 inch
x 30 inch rebar and cap set this survey; thence
South 88 degrees 46 minutes 10 seconds West a
distance of 563.26 feet to a “Survey” marker set
on said West line and in said road; thence North
00 degrees 55 minutes 45 seconds West along
said West line and road a distance of 386.77 feet
to the point of beginning, containing 5.00 acres,
more or less. Commonly known as: 1371 North
Nelson Ridge Road, Columbus, IN 47201-3321.
Tax ID Number: 003-06500-02. This sale is to be
made in all respects pursuant to an act of the General
Assembly of the State of Indiana, approved
March 7, 1931, and entitled “An act concerning
proceedings in actions to foreclose real estate
mortgages, providing for the sale and custody of
the mortgaged premises and repealing all laws
confl icting therewith” (see Indiana Code). It is
further provided by law that there shall be no
redemption from such sale, and the purchaser at
such sale, upon complying with the terms of his
purchase, shall be entitled to immediately receive
from the undersigned, Sheriff of Brown County,
a deed conveying to him, the purchaser, the fee
simple title in and to said real estate. Taken as the
property of the Defendant(s) stated above at the
suit of U.S. Bank National Association as Successor
Trustee to Wachovia Bank, National Association,
as trustee for GSMPS Mortgage Loan
Trust 2005-RP2. Said sale to be without relief
from valuation and/or appraisement laws. The
Sheriff’s offi ce does not warrant the accuracy of
