NOTICE OF SHERIFF'S SALE OF REAL ESTATE

By virtue of an Order of Sale, directed to me from the Clerk of the Brown Circuit Court and pursuant to a Judgment of Foreclosure entered on January 29, 2010, I will expose to public sale to the highest bidder for cash in hand, at the office of the Sheriff of Brown County, in Brown County, Indiana, located at 55 State Road 46E, Nashville, Indiana 47448 on March 24, 2010 at or about 10:00 a.m. Local Time, the fee simple title together with the rents, profits, issues and income or so much thereof as may be sufficient to satisfy said judgment, interest, costs and accruing costs of the following described real estate located in Brown County, Indiana, to-wit: A part of the Southwest Quarter of the Southwest Quarter of Section 31, Township 10 North, Range 2 East, Brown County, Indiana, more particularly described as follows: Beginning at a point in the center of the public road 170 feet West  of the Southeast Corner of said Quarter Quarter Section; thence North 200 feet to a point; thence West 80 feet to a point; thence South 200 feet to a point; thence East 80 feet to the point of beginning. Containing 6/16th of an acre, more or less. ALSO, a perpetual easement over established roadways leading to the Boat Dock through said Quarter Quarter Section. ALSO, all rights, privileges and duties that the Grantor has by reason of ownership of the real estate in Boat Dock No. 5 and water privileges. Commonly known as: 5822 South Shore Drive, Unionville, IN 47468-9537. Tax ID Number: 008-11930-00. This sale is to be made in all respects pursuant to an act of the General Assembly of the State of Indiana, approved March 7, 1931, and entitled "An act concerning proceedings in actions to foreclose real estate mortgages, providing for the sale and custody of the mortgaged premises and repealing all laws conflicting therewith" (see Indiana Code). It is further provided by law that there shall be no redemption from such sale, and the purchaser at such sale, upon complying with the terms of his purchase, shall be entitled to immediately receive from the undersigned, Sheriff of Brown County, a deed conveying to him, the purchaser, the fee simple title in and to said real estate. Taken as the property of the Defendant(s) stated above at the suit of Wells Fargo Bank, N.A. Said sale to be without relief from valuation and/or appraisement laws.
