 NOTICE OF SHERIFF'S SALE

By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Brown County, Indiana, in Cause No. 07C01-1212-MF-000627 wherein Wells Fargo Bank, N.A. was Plaintiff, and Mildred I. Smith, deceased; Karen S. Rogers; OneMain Financial Services, Inc., F/K/A Citifinancial Services, Inc.; were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 12th day of December, 2013, at the hour of 10:00 am  or as soon thereafter as is possible, at 55 State Road 46E, Nashville, Indiana 47448, the fee simple of the whole body of Real Estate in Brown County, Indiana.

Part of the Fractional Southwest Quarter of the Northeast Quarter of Section 3, Township 10 North, Range 3 East, Hamblen Township, Brown County, Indiana, more fully described as follows:

Beginning in the center of Spearsville-Peoga public road, North 75 degrees 25 minutes 00 seconds East 112.20 feet and North 66 degrees 00 minutes 00 seconds East 431.30 feet from an iron pin located in the West line of the fractional Southwest Quarter of the Northeast Quarter of said Section 3, said iron pin being located in the middle of Spearsville-Peoga Road; thence with the center of a 40 foot wide easement for ingress, egress and utilities, North 25 degrees 54 minutes West 120.0 feet and North 00 degrees 39 minutes West 563.2 feet; thence South 90 degrees 00 minutes East 355.0 feet; thence South 01 degrees 44 minutes 07 seconds East 532.4 feet to the center of Spearsville- Peoga public road; thence South 66 degrees 00 minutes 00 seconds West with said public road 341.9 feet to the point of beginning, containing 5.00 acres more or less.
