NOTICE OF SHERIFF'S SALE

By virtue of a certified copy of a decree to me directed from the Clerk of Brown Circuit Court of Brown County, Indiana, in Cause No. 07C01-1201-MF-000013 wherein U.S. Bank National Association was Plaintiff, and Phyllis J. McGill was a Defendant, required me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 8 day of Nov, 2012, at the hour of 10 a.m., or as soon thereafter as is possible, at Brown County Jail, 55 State Road 46 East, Nashville, IN  47448, the fee simple of the whole body of Real Estate in Brown County, Indiana.

A part of the Northwest quarter of the Northeast quarter of Section 31, Township 10 North, Range 2 East, in Brown County, Indiana, described as follows:  Beginning at a pipe on the East line of said quarter quarter 410.5 feet South of the stone at the Northeast corner thereof; thence from the South bearing of said East line, deflecting right 93 degrees 32 minutes and running Westerly 634.93 feet to a pipe; thence deflecting left 93 degrees 32 minutes and running South, parallel with the East line of said quarter quarter 593.6 feet to a pipe on the center line of the county blacktop road; thence deflecting left 86 degrees 28 minutes and running Easterly in said road 500 feet to a pipe; thence left 92 degrees 26 minutes and running Northerly 323.8 feet to a pipe; thence deflecting right 89 degrees 21 minutes and running Easterly 129.1 feet to a pipe on the East line of the quarter quarter; thence deflecting left 90 degrees 27 minutes and running North on said East line 261.95 feet to the place of beginning.  Excepting therefrom, a part of the Northwest quarter of the Northeast quarter of Section 31, Township 10 North, Range 2 East, described as follows:  Commencing at the Northeast corner of said quarter quarter Section; thence South with the East line of said quarter quarter Section 672.45 feet; thence deflecting right 90 degrees 27 minutes and running westerly 129.1 feet to the place of beginning for the real estate herein described; thence deflecting left 89 degrees 21 minutes and running Southerly 323.8 feet; thence deflecting right 92 degrees 26 minutes and running Westerly with County Road 237.5 feet; thence deflecting right 80 degrees 30 minutes 48 seconds and running with an existing fence 214.76 feet to a capped rebar, thence deflecting right 93 degrees 41 minutes 21 seconds and running with an existing fence 40.33 feet to a capped rebar; thence deflecting left 83 degrees 55 minutes 39 seconds and running along an existing fence extended 150.57 feet to a capped rebar; thence deflecting right 89 degrees 43 minutes 30 seconds and running Easterly 216.47 feet; thence deflecting right 87 degrees 34 minutes and running Southerly 43.0 feet to the point of beginning.
