NOTICE OF SHERIFF'S SALE

By virtue of a certified copy of a decree to me directed from the Clerk of Brown Circuit Court of Brown County, Indiana, in Cause No. 07C01-1007-MF-0419 wherein Bank of America, N.A. was Plaintiff, and Dale P. Sizemore, Jenny Sizemore and Countrywide Home Loans, Inc. were Defendants, required me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 12 day of July, 2012, at the hour of 10 a.m., or as soon thereafter as is possible, at Brown County Jail, 55 State Road 46 East, Nashville, IN  47448, the fee simple of the whole body of Real Estate in Brown County, Indiana.

5.0 ACRE DESCRIPTION:  Part of the N1/2 of the SE1/4 of Section 11, T10N, R2E, Jackson Township, Brown County, Indiana described as follows: Commencing at the SE corner of the N1/2 of the SE1/4 of said Section 11; thence N01-23E (assumed bearing) with the East line of said N1/2 SE1/4 330.0 feet; thence S80-54W 476.0 feet; to the point of beginning for the tract herein described; thence continuing S80-54W 582.0 feet to the center of Dog Trot County Road; thence Northwesterly with the center of Dog Trot County Road 255.8 feet; thence N63-26E 691.3 feet; thence S01-23W 470.96 feet to the beginning, containing 5.0 acres more of less.  Subject to a 20 foot wide easement for ingress, egress and utilities along the entire Northerly line of the above described 5.0 acre tract.  Also, Subject to Dog Trot County Road.  Also, Subject to all other legal rights of way and easements.5.98 ACRE DESCRIPTION:  Part of the N1/2 of the SE1/4 of Section 11 T10N, RE2, Jackson Township, Brown County, Indiana described as follows: Commencing at the SW corner of the N1/2 of the SE1/4 of said Section 11; thence N01-23E (assumed bearing) with the East line of said N1/2 SE1/4 330.0 feet to the point of beginning for the tract herein described; thence 880-54W 476.0 feet; thence N01-23E 470.96 feet; thence N63-26E 529.9 feet to the East line of said N1/2 SE1/4; thence S01-23W with said East line 632.7 feet to the beginning, containing 5.93 acres more or less.  Also, the right of ingress and egress for roadway and utilities over a 20 foot wide easement lying to the left of the following described line: Beginning at the NW corner of the above described 5.93 acre tract; thence S63-26W 691.3 feet to the center of Dog Trot County Road.  The sidelines of said 20 foot wide easement are to be extended or shortened to meet at angle points and to terminate in the West line of the above described 5.93 acre tract and in the center of Dog Trot County Road.  Subject to all legal rights of way and easements of record existing or of record affecting said real estate.
