PUBLIC NOTICE
To whom it may concern:
You are hereby notified that the below described real estate was sold via public sale pursuant to Indiana Code 6-1.1-24-6.1 by a Brown County executive after having acquired a lien under Indiana Code 6-1.1-24-6. According to public records, you had a substantial interest in this property on the date of the tax sale (mortgage, lien, judgment, etc...). You are hereby notified as follows:
1. A Petition for Tax Deed will be filed on or after August 16, 2012.
2. On or after August 16, 2012, LNO Realty, LLC intends to petition for a tax deed to be issued.
3. The piece or parcel of land described on the tax sale certificate is as follows:

4. The Board of
Commissioners of Brown County, Indiana as County Executive
acquired a lien on the property following the tax sale conducted October 14,
2011 and later sold its interest via assignment of tax sale certificate at a
public sale conducted April 17, 2012.
5. LNO Realty, LLC purchased the certificate of sale on the property under Indiana Code 6-1.1-24.
6. Any person may redeem the tract, parcel or real property.
7. Amount Required for Redemption:
a. the delinquent taxes and special assessments on each tract or item of real property.
b. the taxes and special assessments due on each tract or item of real property that are due and payable in the year of the sale, regardless of whether the taxes and special assessments are delinquent.
c. all penalties which are due on the delinquencies.
d. the amount
reflecting the costs incurred by the county due to the sale which
equals the sum of Ninety-five Dollars ($95.00) for postage and publication
costs and any other cost incurred by the county that are directly attributable
to the tax sale.
e. Any unpaid costs
which are due from a prior tax sale: ** Contact the Brown
County Auditor for this amount.
f. Other reasonable expenses of collection, including title search expenses, uniform commercial code expenses, and reasonable attorney fees incurred by the date of the sale.
g. Plus ten percent (10%) of the amount for tax sale certificate was sold: Four Thousand Seventy-Eight Dollars and Sixty-Eight Cents (S4,078.68).
h. Plus attorney fees and the in the amount of Five Hundred Twenty-Five Dollars ($525.00) and the costs of giving notice under Indiana Code 6-1.1-25-4.5.
i. Plus the costs of a title search or of examining and updating the abstract of title for the tract or item of real property.
j. Plus all taxes and special assessments on the tract or item of real property paid by the purchaser after the sale of the tax sale certificate plus interest at the rate of ten percent (10%) per annum on the amount of taxes and special assessments paid by the purchaser on the redeemed property.
8. This tract or real property has not been redeemed.
9. The date of expiration of the period of redemption is August 15, 2012.
10. The purchaser or purchaser's assignee is entitled to receive a deed for the parcel or real property herein described, if it is not redeemed before the date specified in paragraph nine (9).
11. If the property is not redeemed, the owner of record at the time the tax deed is issued may have a right to the tax sale surplus, if any.
