NOTICE OF SHERIFF’S SALE
By virtue of a certified copy of a decree to me directed from the Clerk of the Circuit Court of Brown County, Indiana, in Cause No. 07C01-1702- MF- 000069 wherein Wells Fargo Bank, N.A. was Plaintiff, and Shawn D. Henderson and Portfolio Recovery Associates, LLC were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 14th day of December, 2017, at the hour of 10:00 am or as soon thereafter as is possible, at Sheriff’s Office 39 N. Van Buren Nashville, IN 47448- 0095, the fee simple of the whole body of Real Estate in Brown County, Indiana.
A part of the East half of the Northeast Quarter of Section 28, Township 8 North, Range 4 East, Brown County, Indiana, more particularly described as follows:
Commencing at a found iron pin at the Southwest corner of said East Half; Thence along the South line of said East Half and subsequently along or near the center of a County Road, North 89 degrees 59 minutes 22 seconds East (an assumed bearing) 402 feet to a set iron pin; Thence leaving said South line, North 00 degrees 00 minutes 34 seconds West 341.00 feet to a set iron pin at the point of beginning; Thence continuing North 00 degrees 00 minutes 34 seconds West 201.00 feet to a set iron pint; Thence North 78 degrees 55 minutes 37 seconds East 213.97 feet to a set iron pin; Thence South 89 degrees 55 minutes 37 seconds East 213.97 feet to set iron pin; Thence South 89 degrees 45 minutes 12 seconds East (passing through iron pins set at 171.37 feet and 612.32 feet) 631.14 feet to a PK nail set in the approximate center of Becks Grove Road; Thence along or near the center of said road, South 11 degrees 58 degrees 26 seconds East 189.15 feet to a set PK nail; Thence continuing along or near the center of said road South 33 degrees 23 minutes 33 seconds West 111.15 feet to set PK nail; Thence leaving said road, North 87 degrees 18 minutes 42 seconds West (passing through iron pins set at 22.83 feet and 345.15 feet) 820.07 feet to the point of beginning, containing 5.034 acres, more or less, subject to the right of way of Becks Grove Road and all other legally established rights of way and easements.
