TO THE OWNERS OF THE WITHIN DESCRIBED REAL ESTATE
AND ALL INTERESTED PARTIES
By virtue of a certified copy of a decree to me directed from the Clerk of the Circuit Court of Brown County, Indiana, in Cause No.
07C01-1609- MF-000317 wherein U.S. Bank Trust, N.A., as Trustee for LSF9 Master Participation Trust was Plaintiff, and Carmella Horner, Jeffrey Brand, AKA Jeffrey S. Brand, and Mortgage Electronic Registration Systems, Inc., as nominee for Popular Financial Services, LLC, its successors and assigns were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 13th day of April, 2017, at the hour of 10:00am or as soon thereafter as is possible, at Sheriff’s Office 39 N. Van Buren Nashville, IN 47448-0095, the fee simple of the whole body of Real Estate in Brown County, Indiana.
Part of the Southwest Quarter of the Southeast Quarter and part of the Southeast Quarter of the Southeast Quarter of Section 1, Township 10 North, Range 3 East, Hamblen Township, Brown County, Indiana described as follows: Beginning at a Stone found marking the Northwest corner of the Southeast Quarter of the Southeast Quarter of said Section 1, said stone also marking the Southwest corner of a 35.77 acre tract Deeded to Carand and Zuba Brock and recorded in Deed Record Number 130 pages 3274-375 in the Office of the the Recorder of Brown County, Indiana; Thence S82-0 1-05E (bearing from Hiselman R.L.S.#S04621) on and along the South Line of said Brock tract 1115.98 feet to an iron pin found in the apparent center of said of Sweetwater Trail County Road; thence S28-22- 59W with the apparent center of said county road 177.56 feet to an iron pin found; thence continuing with the apparent center of said County road in a Southwesterly direction along a curve to the left having a radius of 1932.73 feet, a chord bearing and distance of S24-18- 25W, 275.00 feet and a curve length of 277.00 feet to an iron pin set; thence N74-00-00W 500.00 feet to a capped rebar set; thence S73-39- 03W 473.67 feet to a capped rebar set; Thence N02-50-00E 558.00 feet to the beginning. Subject to Sweetwater Trail County Road. Containing 10.00 acres more or less.
