NOTICE OF SHERIFF’S SALE
By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Brown County, Indiana, in Cause No. 07C01-1607-MF-000248 wherein U. S. Bank National Association, as Trustee, as Successor-in-interest to Bank of America National Association, as Trustee, as Successor by Merger to LaSalle Bank National Association, as Trustee for the Registered Holders of LB-UBS Commercial Mortgage Trust 2006-C3, Commercial Mortgage Pass-through Certificates, Series 2006-C3 was Plaintiff, and Rainmaker Capital of Nashville LLC was Defendant, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 13th day of April, 2017, at the hour of 10:00 am or as soon thereafter as is possible, at the Brown County Jail, 55 State Road 46 East, Nashville, IN 47448, the fee simple of the whole body of Real Estate in Brown County, Indiana.

A part of the Northwest Quarter of the Southwest Quarter, Section 19, Township 9 North, Range 3 East, Brown County, Indiana, and a part of Outlot 6 in the Town of Nashville, Indiana, being more particularly described as follows:
BEGINNING at the Southwest corner of said Out lot 6 marked by a 5/8-inch rebar with yellow cap; thence North 01 degree 25 minutes 12 seconds East, 51.19 feet; thence North 90 degrees 00 minutes 00 seconds East, 137.21 feet; thence South 49 degrees 10 minutes 23 seconds East, 30.00 feet; thence South 87 degrees 46 minutes 57 seconds East 85.00 feet to the West right-of-way of State Road 46; thence the next three (3) courses being along said right-of-way; 1. South 13 degrees 48 minutes 16 seconds West, 87.41 feet; 2. South 13 degrees 12 minutes 02 seconds West, 67.22 feet; 3. South 11 degrees 26 minutes 41 seconds West 350.67 feet to the center of Salt Creek; thence North 37 degrees 37 minutes 28 seconds West, 590.36 feet to the South line of Outlot 5 in the Town of Nashville, Indiana; thence South 89 degrees 31 minutes 30 seconds East, 220.08 feet to the point of beginning, containing 2.67 acres, more or less.
