NOTICE OF SHERIFF’S SALE

By virtue of a certified copy of a decree to me directed from the Clerk of Brown Circuit Court of Brown County, Indiana, in Cause No. 07C01-1206-MF-000273 wherein Wells Fargo Bank, N.A. was Plaintiff, and Richard M. Westcott and Mortgage Electronic Registration Systems, Inc., as nominee for Winterwood Mortgage Group, LLC were Defendants, required me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 13th day of October, 2016, at the hour of 10:00 am, or as soon thereafter as is possible, at Brown County Jail, 55 State Road 46 East, Nashville, IN  47448, the fee simple of the whole body of Real Estate in Brown County, Indiana.

A part of the Southeast Quarter of the Southeast quarter of section 28, township 10 north, range 3 east, lying in Hamblen Township, Brown County, Indiana, and described as follows: Commencing at a stone found at the northeast corner of the southeast quarter of said section, thence south 00 degrees 00 minutes west (an assumed bearing) along the east line of said section 1572.5 feet to an iron pin set; thence south 90 degrees 00 minutes west a distance of 300.0 feet to an iron pin set and the point of beginning; thence south 00 degrees 00 minutes west a distance of 720.00 feet to an iron pin set; thence continuing south 00 degrees 00 minutes west a distance of 25.1 feet to a point in a County Road; thence 74 degrees 40 minutes west along said road 373.2 feet to a point; thence north 04 degrees 35 minutes east a distance of 26.0 feet to an iron pin set; thence continuing north 04 degrees 35 minutes east a distance of 622.5 feet to an iron pin set; thence north 90 degrees 00 minutes east a distance of 308.2 feet to the point of beginning. Containing 5.400 acres, more or less.
